This award is given to a new building initiated on a speculative basis for commercial letting; including buildings that are substantially pre-let or sold on to an occupier. The BCO Judging panel commended BAM Properties for producing an impressive contemporary office development on a particularly challenging site, with occupied buildings to all sides.

Be 'environmentally' friendly

To say that Capital Square is environmentally friendly is an understatement. From the earliest design stages every consideration has been given to ensuring that the building is ecologically sound. Capital Square incorporates solar panels, energy efficient lighting and numerous energy saving initiatives.

An electrically powered VRF heating and cooling system delivers energy efficiency and an Environmental Management System is currently in development, with a view to Capital Square being accredited with the ISO 14001:2015 Environmental Standard.

In keeping with the trend for a healthier commute, by bike or on foot, outstanding facilities are available including secure bike storage, bike tool stations, separate male, female and accessible showers (13 total) and changing facilities with complimentary towel service, private lockers and drying rooms.

The private garden and external seating areas not only provide outstanding space for occupiers to take a break and enjoy fresh air, in addition a biodiversity plan is being developed to include features such as bird nesting boxes and bee hives.

The building will benefit from a BREEAM ‘Excellent’ rating and EPC ‘A’ rating, meaning that not only is it highly sustainable and environmentally sound, from an occupier’s standpoint it is future proofed and highly efficient in terms of running costs.

Adding to the Best Commercial Workplace in Scotland award from BCO, Capital Square has won the International Green Apple Environmental Award 2022 for work towards Biodiversity. Capital Square’s Wild Flowers, Bird Boxes, Bird Baths, Bug Hotels, Log Piles and Beehives help create the fundamental Principle of Interpendence of species within an ecosystem. The Bees will pollinate the wild flowers, which will sustain the bugs, which will feed the birds who fertilise the shrubs and nourish the micro-organisms.
